CURRENT CONDITION
The building is located on Colón Street, in the very heart of the urban and historic centre of the municipality, with its main entrance on Colón Street and a secondary entrance on Castellanos Street. Dating back to the early years of the last century, it consists of a ground floor used for residential access and storage, three upper floors intended for residential use, with one dwelling per floor, featuring rooms facing both streets as well as an interior lightwell, and an attic floor dedicated to terraces and traditional andana space.
The exterior state of conservation appears to be satisfactory; however, internally, the area facing Castellanos Street shows deficiencies due to its age, affecting certain structural elements.
The plot has an irregular shape, with a narrow structural bay and variations in surface area between floors—features typical and characteristic of the urban fabric of historic town centres.
RENOVATION PROPOSAL
Due to the condition described in relation to the part of the building facing Castellanos Street, an intervention is proposed on the structure of the affected area, including part of the floor slabs, while leaving intact the section facing Colón Street. This approach allows the preservation of the façade morphology, heights, and overhangs, maximizing the usable surface area on the upper floors and maintaining the charm of traditional buildings.
It is proposed to divide each upper floor into three mini-apartments or studio units, and to convert the attic floor into an additional unit with a terrace, in order to meet the demand for temporary rentals from those who wish or need to reside in the area on a non-permanent basis, as well as from individuals who require only a small dwelling, such as young single professionals, childless couples at the beginning of their working lives, or elderly residents.
The ground floor would include two additional studio units and a shared common area offering services such as co-working spaces, vending machines, and smart mailbox systems for residential use (Citibox-type).
Alternatively, while maintaining the existing layout, it is also possible to renovate the property into three residential units and one commercial premises on the ground floor.
